The buy to let mortgage calculator offers a helpful estimate based on your rental income and property value, but it’s only a guide.
Lenders take additional factors into account, such as your credit history, personal income, and overall financial situation, which the calculator can’t assess fully.
To get a more accurate figure and access to the most suitable mortgage deals, it’s recommended to speak with a mortgage broker like us.
We can help you navigate the complexities of buy to let mortgages and find a solution tailored to your investment needs.
Interest rates play a crucial role in determining your monthly mortgage payments, especially for a buy to let mortgage.
Higher interest rates increase the cost of borrowing, meaning your monthly payments will be higher, which can reduce your rental yield
If you have a tracker or variable rate mortgage, your payments will fluctuate based on changes to the Bank of England’s base rate.
For stability, many landlords opt for fixed-rate buy to let mortgages, locking in their payments for a set period.
Speaking with a mortgage broker can help you explore the most suitable rates available for your buy to let investment.
Your loan value decreases over time as you make your monthly mortgage payments, with each payment contributing towards both the interest and the loan balance (the principal).
The speed at which the loan decreases depends on the type of mortgage you have. With a repayment mortgage, each payment gradually reduces both the interest owed and the principal, so your loan balance decreases steadily.
With an interest-only mortgage, you’re only paying the interest each month, meaning the loan balance remains unchanged until you repay the capital in full at the end of the term.
Your loan value over time is determined by several factors, including the type of mortgage and how much capital you repay each month
For a buy to let mortgage, if you choose an interest-only deal, your loan amount will remain the same until the end of the term, as you only pay the interest each month.
With a repayment mortgage, each monthly payment reduces both the capital and interest, meaning your loan balance decreases over time.
To understand which option suits your long-term property investment goals, speaking with a broker can provide tailored mortgage advice.
For a buy to let mortgage, most lenders typically require a minimum deposit of 25% of the property’s value, though this can vary based on your circumstances and the lender’s criteria.
Some may ask for as much as 40%, especially if you are looking for better interest rates or have a more complex financial situation.
A larger deposit can help you secure more favourable terms.
Speaking with a mortgage broker can help you explore your options and understand how much deposit you’ll need based on your investment goals.
Using a mortgage broker for your buy to let mortgage is highly recommended.
Mortgage brokers like us have access to a wide range of lenders, including specialist buy to let deals that may not be available directly to landlords.
We can help you navigate the often complex requirements, such as rental income calculations and affordability assessments.
By working with a broker, you’ll save time and have a better chance of securing a competitive rate, while ensuring the mortgage suits your investment strategy.

We had an outstanding experience with Leeds Money Man during our house buying process. From the very beginning, their team was professional, friendly, and incredibly knowledgeable. Buying a home can be stressful and overwhelming, but they made the entire process feel smooth and manageable. They truly took care of everything for us — guiding us step by step, explaining things clearly, and always making sure we understood what was happening. Communication was excellent throughout; they were always quick to respond, proactive with updates, and on top of every detail. It gave us real peace of mind knowing that everything was being handled so efficiently. What stood out most was how supportive and attentive they were. Nothing ever felt like too much trouble, and they genuinely cared about helping us secure the right mortgage and complete our purchase successfully. We’re so grateful for all their hard work and would absolutely recommend Leeds Money Man to anyone looking for mortgage advice or help with buying a home. Their expertise and dedication made a huge difference to our experience.

Dinah was fantastic throughout our whole process. Really, we have been speaking on and off for about 4 months until we eventually felt ready and out an offer in on the property we're buying. She answered all of our questions, no matter how silly they seemed and made the process a lot less stressful with us being first time buyers. She gave advice related to not just our mortgage but all the protection as well as making offers, questions to ask estate agents and explaining the whole buying process. Joe then helped us with the actual mortgage application who was also super helpful and luckily everything went through very quickly! We'd highly recommend MoneyMan and I'm sure we'll be using them in the future.

Yet again great experience with the money man mortgage brokers. Daniel was brilliant throughout the process. Professional, quick turnarounds and the outcome we wanted. Literally took all the hassle away from finding a mortgage, helpful for two busy full time working professionals. We will be using Daniel again!

Amazing service from the team at Leedsmoneyman. Was recommended them by a work colleague a couple of years ago and their support throughout our First-Time purchase was world class. Always willing to answer any question, no matter how trivial. Dinah was a star helping us with the initial stages and mortgage application, and Debbie kept us informed well up to completion. Would highly recommend for FTBer's and Experienced buyers alike.

As first-time buyers we've had a great experience with UK Money Man, especially with Jason Loft + Stacey Moss. They have been so helpful and really explained everything in detail and made the whole mortgage process feel very stress-free with no pressure either. They have been very speedy and kept us updated with everything we needed to know. For such a big and scary process as first-time buyers they have made things much easier + we'd highly recommend!

I recommend Leedsmoneyman and their services. I came to moneyman to buy my first home and had nothing but positive experiences with every member of the team, from getting my mortgage in principal, to sorting my protection insurance cover and right up until completion. Jason went above and beyond to answer all my questions from the very start, and gave me so many mortgage options and advise - even at times when I could only assume was outside of normal office hours. I was also later assisted by Amy and Louise who again, made sure all my queries were handled quickly and professionally. All three made the scary and confusing process of buying a home so much easier so thank you so much!

I was very pleased with the professionalism, quick responses and good communication of Dinah and Louise. They made my remortgaging experience a smooth ride as I had to deal with Help to buy loan. I am self employed so the lander wanted lots of documents (a year worth of weekly payslips). They also assisted in getting my life insurance and income protection plan at a very good monthly rates.
